Apartments for Sale in Dubai: Prices and Buying Guide for UK Buyers

Quick Answer

  • Average Dubai apartment value: about £367,000.

  • That works out to roughly £287 per sq ft.

  • Apartment values are 6.4% lower than a year ago.

  • The average UK flat: £192,704 (July 2026).

  • Buyers add a 4% Dubai Land Department fee.

Apartments for sale in Dubai cost about AED 1.78 million on average, or roughly £367,000. That figure comes from ValuStrat's September 2026 index. Values sit 6.4% below last year, and the monthly fall has almost stopped.

Prices fell after regional conflict began in late February, but most apartment communities stopped falling by September. Some areas still dropped sharply over the year, while a few kept rising. So the building you choose matters far more than the city average.

In this guide, I share the latest prices in pounds, the areas that moved most and the busiest places to buy. I also cover apartment sizes, buying fees, ready and off-plan choices, checks before a deposit, UK tax and residency.

Apartments for Sale in Dubai

Apartment values dipped this year and have now levelled out. Here is what the newest data shows, in dirhams and in pounds.

Latest Price Data

The ValuStrat September report tracks home values across Dubai's freehold areas every month. Economy Middle East shared the full apartment figures on 7 October 2026:

The takeaway is simple. Dubai Apartment Prices fell over the year, but the monthly slide has almost stopped. ValuStrat is an RICS-regulated valuation firm, and its weighted average gives more weight to high-value homes. Expensive towers lift the figure, so always check prices in your exact building.

Prices in Pounds

I converted these figures at the Bank of England rate of £1 to USD 1.3220 for 7 October 2026. The dirham stays pegged at AED 3.6725 per dollar, which gives £1 = AED 4.855. Your bank's rate and transfer fees will change the final figure.

For context, the House Price Index put the average UK flat at £192,704 in July 2026, down 2.4% over the year. London homes of all types averaged £550,037. So the Dubai apartment average sits above the UK flat average but below London's all-homes average.

Where Apartment Prices Moved

When you compare apartments for sale in Dubai by area, the gaps are wide. Some affordable areas grew this year, while several famous addresses fell hard.

Long-Term View

ValuStrat says older apartment communities remain about 68% above post-pandemic levels, but still around 9% below the 2014 peak. Popular Apartment Areas

Some areas see far more apartment sales than others. Busy areas give you more recent sales to compare, which makes a fair price easier to judge.Bright apartment living area with a balcony in Dubai

Busy Resale Areas

ValuStrat's September data shows where ready homes sold most. Jumeirah Village Circle led with 11.6% of ready-home sales, followed by Business Bay at 6.6%. Dubai Marina took 3.9%, Downtown Dubai 3.8%, International City 3.4%, and Dubai Hills Estate 3%. These areas give you plenty of recent deals to check before you make an offer.

Growing New Areas

Off-plan buyers favoured different places in September. Majan led off-plan sales with 7.5%, followed by Azizi Venice at 6.6%, Jumeirah Village Circle at 6.3% and Jebel Ali Downtown at 6.1%. Dubai Creek Harbour took 4.6%. Newer areas offer more choice, but you wait for the keys and rely on the developer to deliver. For more area picks, see my guide to UK buyer picks in Dubai.

Choosing the Right Apartment

Before you buy an apartment in Dubai, decide what the home must do for you. A place to live, a rental investment and an occasional holiday base each need different features.

Studios and One-Beds

One-Bedroom Apartments in Dubai led sales in early 2026 with a 34.9% share, Khaleej Times reported, citing Harbor Real Estate data. Studio Apartments in Dubai followed at 23.4%, with two-bedroom units at 20.7%. Smaller units cost less to enter, but Khaleej Times also reported that about 66% of upcoming units are studios and one-bedroom flats. That means more choice for buyers, but more competition when you rent or sell.

Usable Space

Floor area alone does not tell you how a home feels. When you shortlist apartments for sale in Dubai, ask for the layout plan, check the storage and see how the balcony counts towards the size. When you view an apartment, look closely at these points:

  • Cooling and water: Test the air conditioning, taps and water pressure.

  • Light and noise: Check daylight, street noise and noise from shared areas.

  • Lifts and parking: Walk the route from your parking space to the front door.

  • Shared facilities: Look at the condition of corridors, the pool and the gym.

  • Nearby building work: Ask what builders plan nearby that may block views.

  • Agreed repairs: Get every promised fix written into the contract.

Full Cost of Buying

The asking price is only part of your bill. Apartments for sale in Dubai come with government fees, agent costs, and yearly building charges on top.

DLD Fees

The Dubai Land Department lists these fees for a ready apartment sale. DLD sets the transfer fee at 2% for the buyer and 2% for the seller, but your contract decides who really pays:

On a home at the September average of AED 1.781 million, the buyer's 2% share alone is about AED 35,620, or roughly £7,340. Agency fees, developer clearance, legal advice and loan costs come on top, so ask for a written breakdown.

Service Charges

Dubai Apartment Service Charges pay for lifts, cleaning, security and shared facilities. Gulf News reports rates from AED 3 to AED 30 or more per sq ft each year, about £0.62 to £6.18. Check the approved figure for your building in the DLD Service Charge Index before you make an offer.

Ready or Off-Plan Apartments

Completion status changes what you can inspect, when you pay, and when you get the keys. Neither choice is always cheaper, so match it to your timeline.

Ready Apartments

A ready apartment lets you see the finished home before you pay. However, it may already have a tenant. Ask for the tenancy contract and confirm in writing when you get vacant possession. If you need a loan, UAE Central Bank rules cap borrowing at 60% for a second or investment home. Banks often lend less to buyers who live abroad.New apartment tower under construction in Dubai

Off-Plan Payments

Off-plan homes dominate Dubai's market. ValuStrat recorded that off-plan registrations made up about 70% of all residential sales in September 2026, villas included. So, off-plan apartments in Dubai give you a wide choice of new projects. Dubai Law No. 8 of 2007 requires off-plan payments to go into a project escrow account. UAE Central Bank rules also cap off-plan mortgages at 50% of the price.

The National reported that S&P expects apartment prices to fall faster than villa prices, because a large apartment pipeline is on the way. Read my off-plan guide before you commit to a payment plan.

Checks Before Your Deposit

Before you pay a deposit on any of the apartments for sale in Dubai, get clear written terms and run proper checks. A smart showroom or a glossy brochure never replaces either.

Verify Ownership

DLD accepts a valid passport for non-resident foreign buyers on a completed sale. Confirm the seller's name on the title deed and the authority of anyone acting for the owner. For off-plan homes, check the developer and project through DLD channels before you transfer money.

Contract Terms

The UK government's UAE property guidance tells British buyers to seek legal advice and read the small print. Before you sign, get these in writing:

  • Exact unit: The apartment number, size and parking space.

  • Seller's authority: Proof that the person selling can legally sell.

  • Price and fees: The full price, payment dates and who pays each fee.

  • Deposit terms: What happens to your deposit if the sale fails.

  • Possession: Any tenancy and the date you get the keys.

  • Payment details: Bank details confirmed through a trusted channel.

UK Tax and Ownership

Your responsibilities continue after you get the keys. If you live in the UK, Dubai's zero property tax does not cancel what HMRC expects.

Rental Income

GOV.UK says UK residents normally pay tax on foreign rental income, including rent from overseas property. ValuStrat reported that apartment rents rose 1.3% in the year to the second quarter of 2026. Keep every rent statement and invoice from day one.London buyer reviewing documents for a Dubai apartment at home

Selling Later

GOV.UK also warns that you may pay Capital Gains Tax on overseas assets, including property that is not your main home. If you plan to own from London, sort these tasks early:

  • Tenancy registration: Register every lease through Ejari.

  • Service charges: Pay yearly building fees through the Mollak system.

  • Property manager: Agree what the fee covers and what costs extra.

  • Cash reserve: Keep money aside for empty months and repairs.

  • Records: Save purchase, repair, and rent papers for HMRC.

For landlord tips, read my guide to letting Dubai property as a UK owner. We are giving general information only. It is not tax advice. Special rules can apply if your permanent home is outside the UK, so speak with a UK tax adviser first.

Residency Through an Apartment

A Dubai apartment can support UAE residency, but its value decides the route. Check the rules before you choose a budget.

Golden Visa Rules

DLD lists the official Golden Visa rules for property investors. You need a home worth at least AED 2 million, about £412,000, with a title deed in your name. A mortgaged home also needs a no-objection letter from the bank. The September average of AED 1.781 million sits just below that line, so a single average apartment falls short. Gulf News reports that buyers can combine several properties to reach the AED 2 million total.

Two-Year Visa

Khaleej Times and Gulf News reported in April 2026 that the two-year investor visa no longer has a minimum value for a sole owner. You still need a Dubai title deed, and joint owners need AED 400,000 each. Confirm the latest rules with DLD before you rely on either route.
